By co-incidence the same day I saw this house on a legit website I saw another on gumtree - turned out to be the same house; one was being marketed by the agent, the other ad by the landlord himself.

The let had already been agreed by the time I was viewing it and I'm saying 'yes, the sofa would fit there and the curtains I have would fit that room, and the blinds would go with the decor etc etc etc'.

How can that do that to people? I literally have 3 weeks to find somewhere to live and they both knew that.
2 years ago I could have said 'right here's 6 months rent up front, check what you like, but you've covered your tenancy'.....but cos I can't do that anymore they have taken me for a complete and utter piece of gutter shit.
